COMMERCIAL DEVELOPMENTS

Bradford Junction Preliminary Plat Application Jo Blakey-303-271-8708 Case #04-125785PL
27051 Barkley Road at corner of Barkley Road and Highway 73. Request for preliminary plat to create 4 lots from current zoning of RC to proposed zoning of RD. Planning Commission recommended approval on August 24, 2005. Waiting for submittal for Final Plat. Extension required.

Clifton House Inn Preliminary-Final Plat Jesse Hein-303-271-8762 Case #08-112611PF
12414 S. Hwy 285. Preliminary – Final Plat to legalize improper division of land. 5.39 acres consists of a two-story Bed & Breakfast, vacant barn, garage plus small shed and accessory buildings called “Clifton House Historic & Cultural Arts Center.” Comments were due January 20, 2009.

Conifer Business Center Official Development Plan Rezoning Application Josh Drexler-303-271-8767 Case #06-117397RZ: 10698 South U.S. Highway 285 - 8 acres northeast of Pleasant Park Road underpass. Rezoning from Restricted Commercial to Planned Development to permit a mixed-use retail/office park consisting of several buildings. During Platting, land will be dedicated for Main Street and right of way template for trail or sidewalk. The project will be phased with two buildings being planned initially, followed by additional buildings being built as the market demands by Williams Development, LLC. Water by well / Sanitation by Conifer Metropolitan District but will need to be trucked until pipeline built. Board of County Commissioners approved on November 13, 2007. Site development plan processed. Mylar recorded July 15, 2008; rezoning completed.

Conifer Village Hardware PD Rezone Application Alan Tiefenbach 303-271-8738 Case #05-166374RZ
10875 US Highway 285 – Rezone of 3.6 acres on the corner of Kitty Drive and Hwy 285 from A-2 to PD to allow commercial uses, including a hardware store. They are restricted to 15,000 square feet of retail and planning to be on well and septic. Approved by Board of County Commissioners on September 19
th, 2006. Site Development Plan forthcoming. This is on hold for now. Other developers looking at purchasing.

Dismuke Official Development Rezoning to a Planned Development –Josh Drexler 303-271-8767 Case #07-123311RZ: 26527 Conifer Road – 26466 Sutton Road – To rezone Lots 13, 14 and 15 Aspen Park Unit 1, Block 20 for office and retail space use. Community meeting was August 8th, 2007. 1st Referral completed. Water and Traffic issues must be addressed. Extension to November 17th, 2008 issued to resubmit plan. Another extension required.

Eagle Cliff Commercial / Residential Development Rezoning to a Planned Development Sean Madden 303-271-8719. Case #05-176674RZ. 9425 Eagle Cliff Road. They would like to rezone to a Planned Development - 43 acre parcel to 10 acres commercial and 6 residential lots on 33 acres. Property is between Our Lady of the Pines Catholic Church and The Village at Aspen Park / Conifer. Call Mark or Anne Bossman at 303-838-2416 with questions. Small park and trail system to be a part of this. Board of County Commissioners approved on 11/14/06. Pre-application 2/8/07 to create 5 residential lots and 1 commercial superlot. ON HOLD because of no available public water.

Elk Run Plaza LLC Preliminary /Final Plat Jesse Hein 303-271-8762 Case #09-103513PF. 12405 S. Hwy 285. Create two commercial lots on 6 acres - Kum&Go (convenience goods/pump gas station) and 2nd building for multiple retail stores. Access provided at 3 locations along Kings Valley Drive, not 285. Improvements required by Jeffco and CDOT, site drainage/ utility improvements completed; owner has paid funds for future traffic signals at Kings Valley Dr and Hwy 285. Water, sewer provided by Mountain Water & Sanitation Dist. Comments due May 4, 2009.

Elk Creek Rd., Pine, CO 80470: Asking for special uses such as camps, campgrounds, picnic grounds, lodges or other similar accessory facilities (accessory uses include guest ranch features where the public can stay overnight in lodging and or attend social gatherings and activities.) Community Meeting was held 10/2/08. 2/9/09 County concerns about highway and wants water report. 1
st referral stage ends 2/17/09.

Green Valley Business Center Application to Rezone to Planned Development Jeanne Shaffer 303-271-8750 Case #09-102862PA. Green Valley Business Center, 11873 Springs Road, Conifer CO 84033. Rezoning request to permit existing commercial uses and live community theater, lessons. Community Meeting April 8, 2009 at StageDoor Theater.

Kelly Alpaca ODP Preliminary Application to Rezone to Planned Development Aaron McLean-303-271-8727 Case #07-112028PA; #08-100686RZ: 1.7 acres at 10293 Buena Vista Drive – Rezone from MR-3 to a Planned Development to allow for Alpacas. Community Meeting was August 16th, 2007. Concern of adjacent property owners - allowing 20 animals. Portion of property is improperly subdivided – working on correcting. Formal Application received 1/30/08. In referral process. Possible water issues & question regarding how many animals will be allowed.

Carpe Diem Gardens Preliminary Application to Rezone to Planned Development Josh Drexler 303-271-8767 Case #08-112640PA: 9250 South Highway 285 between Granzella Road and Silver Dale Feed: Request to rezone property for single family residence and low intensity commercial usage such as art gallery, antiques, artisan, photography, gift shop, floral, catering and tea room. Community Meeting 12/3/08. No application received for rezoning.

8796 S. Mica Mine Gulch Road – requesting either a Special Use application or Official Planned Development in order to upgrade facilities within the existing boundaries. Preliminary Application closed; no rezoning application received.

16506 Pine Valley Road, Pine, CO 80470 – Property on Pine Valley Road Hwy 126 near Pine Valley Open Space Park. Request to rezone from A-2 to Planned Development to allow excavation business and outdoor storage. Permit issued for detached garage but no application to date for PD for uses.

Shaffers Crossing Development Pre Application Mike Schuster 303-271-8756 #07-131545PA
Pre-application filed by Ron Lewis. Listed land uses include 88 one, two, and three to five-acre single-family residential lots, 180 multifamily units, 8 acres as commercial, RV park and open space. Development currently does not meet Conifer 285 land use plan and project is stalled. If project moves forward, community meetings will be required. On a related matter, CDOT is presently working on improving the Shaffers Crossing/ Hwy 285 intersection. No rezoning application filed as of this time.

9229 S. Turkey Creek Road - Preliminary-Final Plat to subdivide 58 acres into 4 lots for single-family detached units. Planning Commission hearing 1/28/09, BCC Hearing 2/17/ 09. Approved.

Conifer Meadows Estates Preliminary – Final Plat Combination Ross Klopf -271-8733 Case #07-101281PF. 10101 County Hwy 73 – 44.7 acres at the southwest corner of Hwy 73 and Shadow Mountain Road. Request to subdivide the 44.7 acres into 4 residential lots each with a minimum of 10 acres. 2nd Referral completed. Trail connection being discussed. Property is FOR SALE.

Conifer Heights (formerly Conifer Ridge) LLC Preliminary Application – Alan Tiefenbach 271-8738 Case #07-121838PA or Josh McGibbon 303-670-6944:10250 County Hwy 73 – Rezone and Plat for Condominiums and Assisted Living Units. Total of 100 units. Trail connections and other community uses are being addressed. Applicant completed pre-application process; P&Z gave applicant response letter. Community meeting held 1/6/09. Rezoning submitted. Referral sent 3/13/09. County responded 4/13 not supporting current proposal at this time – community uses too small. Planning to include public trail on property.

Cottonwood Canyon Preliminary-Final Plat Sean Madden 303-271-8719 Case #09-102732PF 12293 S Maxwell Hill Rd. Littleton. Propose to subdivide 129 acres into 9 parcels of 10 acres or more single-family detached units. Existing roads tentatively approved by fire marshall and required water cisterns in place, filled. Water augmentation approved and recorded. Land currently leased for livestock grazing, which HOA will be required to continue. Property accessible off Deer Creek Canyon Rd. Comments due May 7, 2009.

10531 and 10550 South Hwy 73 between Conifer Marketplace and Conifer High School: Pre-app to explore possible Senior Living Community and limited office on 43 acres. Complete and closed – no-rezoning. Interested in having trail through property.

Silver Springs Ranch Subdivision Preliminary – Final Plat Sean Madden 303-271-8719 #09-101277PF 34298 Springdale Drive, Pine. Legalize two pre-’72 parcels by dividing 10.16 acres into equal legal parcels. One home exists on one parcel which is now considered illegal. Parcels have been owned by same owner since 1984.

Southview At Kings Valley Final Plat Ross Klopf 303-271-8733 Case #08-101245FI
East of Braun Way and north of Pike View Drive in the Kings Valley Subdivision. Request to subdivide 16.3 acres of MR-1 zoned property into 21 lots. Preliminary Plat was approved in 2004. Mountain Water and Sanitation District would serve the site. Initial review complete. Engineer says revisions are required.
